JS Designs is a design led architectural consultancy with offices in Wokingham, Berkshire & Bridport, Dorset


The company was formed in 2008 by Jonathan Smith to offer architectural services to local residents looking to extend their homes or build the home of their dreams. We are able to offer clients the benefit of considerable experience and knowledge dealing with local Council planners and planning issues. 

In 2011 we obtained planning permission to transform a grade II* listed building, known as the jewel in Wokinghams architectural crown, called the Elms, in Broad Street, Wokingham. Planning was granted to convert it from offices into 7 grand luxury apartments, which have now been completed.


In 2014 we obtained various listed building consents ranging from internal re-design, conversion, apartments and Houses.




With 19 years experience in architectural planning and building regulation services. Having worked for leading architectural practices and national developers, Jonathan set up his own Berkshire based company in 2008, expanding to Dorset in 2013. 



Jayson has over 8 years experience in architectural planning and has worked for various architectural consultancies before joining the company. He loves a challenging conversion!

What will happen in my initial consultation?

The initial consultation at your property is completely free of charge and lasts for around 30 minutes. This session is tailored to your requirements, and may include the following:

  • Discussing the feasibility of your ideas

  • An initial investigation into the cost of your project

  • Discussing the implications of planning & building regulations

  • Advice on other required services (such as a structural engineer)

  • Advice on a programme for design and construction

  • Assessing the potential of a house before a purchase

  • An assessment of required consents,
    such as building consents.
