We offer an end to end service. From initial consultation and quote to support during build we can help you through as much of the process as you require.

Below we run through how the journey from idea to completed build will pan out when using us for the whole process.

THE BIG IDEA

So, you have an idea of what you would like to do to add value and improve your property.  Contact us to arrange your free consultation. We will then provide you with a quote and arrange to return and carry out a laser measured site survey, in order to create existing and proposed CAD drawings for submitting to the local authority. Once planning permission is granted, we can act as your planning agent, liasing with the local authority on your behalf.

GET STARTED
SUBMIT PLANS

We understand you want to get started on the build so we will make things move as quickly as we possibly can by liasing with the local authority for you (if instructed to do so). Be assured there are a lot of things going on behind the scenes at the local authority in order to make the correct decision for the community on your application.

  • A LETTER OF ACKNOWLEDGMENT WILL BE SENT TO YOU WITHIN 10 WORKING DAYS FROM YOUR LOCAL AUTHORITY.

  • COUNCILS FINAL DECISION TAKES UP TO 8 WEEKS.

  • LOCAL RESIDENTS WILL BE INFORMED TO ALLOW THEIR COMMENTS.

  • OTHER RELEVANT PARTIES WILL BE INFORMED BY THE LOCAL AUTHORITY SUCH AS HIGHWAYS AGENCIES AND COUNCIL BODIES.

DECISION 

You will receive a letter informing you whether your application has been accepted or refused.

 

IT'S A YES!

Successful applications may come with conditions, such as opaque windows or the use of certain materials. You will also be given a date when building work must have commenced by.

IF IT'S A NO.

If the application is refused, you will be given a clear description of the reasons. At this point it is possible to alter your application and re-apply after taking into account the advice given. Alternatively it is possible to appeal to the secretary of state. This can be a lengthy process, so should be attempted only if you feel you have a significant chance of success. This may be the case when the local authority has not followed national or local planning guidance documents correctly.

THE BUILD

After planning permission has been gained your extension or new home will require building regulation approval from your local council. This involves adding further information to the drawings such as foundation depths, timber joist, steel sizes and drainage etc. 

Whilst we submit your building regulations application to your council for checking, you should begin to obtain quotes from builders. We have many local builders we have worked with previously that we can recommend.
